What do my monthly assessments pay for? (A)
The most visible expenditure is for the maintenance of the landscaping
in the common areas and the residential from yards. Other expenditures are for the Property
Management Company that runs the day to day business of Port Warwick and
insurance on the commonly help properties.
The Summer Sounds on Styron Square is another expenditure of the
Conservancy although the volunteer Special Events Committee is working very
hard to obtain sponsors and make the concert series self supporting. (Q)
I live in a condominium in Port Warwick and have no yard. Do my monthly assessments go toward the
lawn maintenance of the single family home owners? (A)
No. The single family
homeowners are assessed at a different rate to cover the landscaping
costs. Your assessment does cover
landscaping, but only for the common areas such as property and maintenance issues (Q) Does the Port Warwick Conservancy carry insurance on our
homes/cars? (Q) If a home is vandalized or burglarized do our assessment dues pay
for any damages that may occur? (Q) If someone is causing a noise disturbance whom do we call? Q) If it snows who is responsible for snow removal? Q) How do I replace my mailbox? (A)
It is the homeowner’s responsibility to replace the
mailbox. Materials can be purchased at any local building supply
store. The replacement needs to look like the one you already have so we can
have consistency throughout the neighborhood. The materials should run about
$35.00. Contact

Page on this site. (Q) What do I do if I see someone hit one of the street lights, signs, or poles around the statues? (A) Obtain the color and type of
vehicle, license number, name if on side of vehicle, date and time of day,
and report information to the Property Manager, Susan Smith @ 873-1185. (Q) What do I do if I see a large truck trying to go around the statues? (A) Caution the driver that there
is not enough room and that a more suitable route is to use Herman
Melville. (Q) What information should I provide
when having a large item(s) delivered or picked-up? (A) Be sure to provide directions
and notify the company making the delivery or pick up that they cannot go
around the circles and will have to use (Q) What do I do if I see a broken
sprinkler head and/or water running? (A)
If it is during normal business hours (8-5) contact UPA and report the
location of the broken head. If it is
after hours and the water is not shutting off, contact UPA’s emergency
number (from UPA recording) to report the problem. Please provide as much information as
possible for accurate repairs and leave a number you can be reached at in

Monday of each month at 5:30 PM at the Arbors meeting room. (Q) Can I attend the meetings? (A) Yes, the Board meetings are
open to all Port Warwick property owners. (Q) Can I speak at the
meetings? (A) The Conservancy Bylaws state
that property owners may attend as observers.
There are times where the Board will ask specific questions of
attendees and typically the Board meeting agendas contain a time for an Open
Forum where attendees are encouraged to speak. You can also request to be placed on the
agenda by contacting the Secretary of the Board and presenting your topic for

the alley and sound wall behind the stretch of live above units at the
